Westfield revises downtown mall plans

The owner of Westfield Downtown Plaza this week submitted revised plans for an expanded mall that would include a grocery store on the first floor, a possible Target store above it and a larger theater complex moved to the mall's east end.

Westfield Corp. Inc. also would expand the food court into space currently occupied by the theaters, and give the mall a more modern, urban look with metal canopies and concrete panel walls.

The $80 million to $100 million project would expand the center by 138,039 square feet, creating a 1.34 million-square-foot mall. The theaters would increase to 3,800 seats from the current 2,000.

The 43,034-square-foot grocer would replace existing stores, while Target -- if its letter of intent is converted into a lease -- would replace offices on the second floor.

The busy food court would expand by five operators. Additional space would be created for other shops, while some tenants would lose their spots.

"There's not a huge change from the original proposal," said Larry Green, Westfield's senior vice president of development.

What is different is the addition of a specialty grocery store that might be similar to Whole Foods Market or Bristol Farms. Green confirmed in May that Westfield was talking with grocers for the mall.

"The level of interest (from grocers) is very high," Green said Wednesday.

The natural foods grocery chain Wild Oats Markets Inc. has been looking in Sacramento, and particularly at downtown, a local retail broker said.

Westfield previously had two proposals for the theater location -- either above the proposed Target or at 7th and K streets.
